Marvelous in Morristown: M Station East

When developer SJP Properties – in partnership with landowner Scotto Properties – completed Deloitte’s new build-to-suit headquarters at M Station East in Morristown in the summer of 2022, it transformed the downtown and attracted other high-caliber tenants to this amenity-rich, transit-oriented metropolitan suburb. M Station East is the first of two high-performance office and retail buildings that comprise M Station, the most significant commercial development to grace Morristown in more than 40 years.

The $40 million M Station East project, which generated more than 400 construction jobs prior to its completion, features 120,000 square feet of office space across six stories, in addition to 10,000 square feet of ground-floor space. Meanwhile, Deloitte has some 1,495 employees assigned to the site (with some 250 there daily), many of whom now live in Morristown and have helped increase daytime foot traffic for local businesses. M Station’s tenants also offer support to the town’s civic and philanthropic entities, while the elevation of the Morris Station neighborhood will strengthen the area’s candidacy for Opportunity Zone for benefits.

Developer SJP Properties also invested in long-overdue infrastructure improvements, including the broadening of public plazas and connecting the area to a public park at the center of town. A traffic circle was implemented to alleviate vehicular congestion, along with the introduction of improved pedestrian walkways. This work would have cost the town $3.5 million to complete on its own.
