Duke Realty Corporation (Duke Realty), a nationwide REIT (Real Estate Investment Trust), and CBRE Group, Inc., New Jersey’s largest commercial real estate brokerage firm, recently hosted a ribbon-cutting event to celebrate the completion of 801 W. Linden Avenue in Linden. The opening of the industrial facility marks the first of three warehouse properties planned in Legacy Commerce Center, a 60-acre, Class A industrial and retail development on the former site of a General Motors’ assembly plant.
Linden public officials, including Mayor Richard J. Gerbounka, Councilman Robert Sadowski and Councilwoman Rhashonna Cosby-Hurling, attended the event to celebrate with members of the New Jersey industrial brokerage community. Attendees enjoyed lunch and networking and had the opportunity to take a complete tour of the new industrial space, owned by Duke Realty.
“This event gave us the opportunity to show the community the outstanding facility we’ve delivered. Our new building offers premier warehouse space plus is located in an unparalleled logistics location,” said Jeff Palmquist, Senior Vice President of Duke Realty’s Northeast region. “Companies that locate here will enjoy a modern, state-of-the-art facility with immediate access to highways and the ports.”
A 495,000-square-foot building located in Legacy Commerce Center, 801 W. Linden Avenue features key amenities such as 50-by-50-foot column spacing; a 36-foot ceiling; ESFR sprinklers, and parking that can accommodate 300 vehicles. The property is one of the few new logistics facilities in the region.
“The unveiling of 801 W. Linden Avenue marks an incredible opportunity for industry growth and job creation in the city of Linden,” said Mindy Lissner, executive vice president, CBRE. “Duke Realty has worked diligently to transform the former General Motors site in Linden into a first-class development and is leading the market in construction of Class A facilities throughout New Jersey.”
The CBRE team of Ms. Lissner, with William Waxman, executive vice president; Steven Beyda, senior vice president; Susan Strauss-Rickwalder, client services specialist, and Jamie Dennison, client services specialist, oversees leasing and marketing for Legacy Commerce Center on behalf of Duke Realty.
Legacy Commerce Center offers 1.1 million square feet of space, with 10 proposed retail pad sites and three proposed industrial sites, offering leasing and build-to-suit opportunities. For warehouse and distribution center purposes, the complex delivers 28- and 36-foot ceiling heights; an ESFR sprinkler system; power-to-suit; concrete-paved trailer pads; levelers; seals, and bumpers.
Located in one of the world’s largest and most affluent consumer markets, the complex provides access to major transportation routes, as well as to an abundant trained labor force. Legacy Commerce Center is minutes from the New Jersey Turnpike/I-95 exit 13, five miles from the Ports of Newark and Elizabeth and three miles from Newark Liberty International Airport. More than one-third of the U.S. population is accessible within a one-day drive.
Parties interested in leasing space in 801 W. Linden Avenue, build-to-suit industrial development or retail opportunities are invited to contact Duke Realty or its listing agent, CBRE.
