111 Littleton Road – Parsippany Improvement a Class Act

The three-story, 36,000-square-foot 111 Littleton Road office building in Parsippany was constructed in 1976 and had been fully occupied until several years ago. It then sat dormant until Commercial Realty Group (CRG) purchased it. Known for redeveloping outdated commercial office/industrial sites, CRG recognized the inherent potential of this prime real estate, which is easily accessible to Interstates 80 and 287. With a $1.4-million investment, CRG transformed a Class B building into a Class A complex.

The building was stripped to its bare bones and completely revitalized inside and out. The HVAC, electrical and plumbing systems were gutted and fully replaced, and new elevators and modern controls were installed to maximize performance and energy efficiency. A three-story glass atrium now accents the main entrance, and fresh landscaping enhances the entire site. The project contributed immediately to the local economy by generating 85 construction jobs. It also provided ideal space for nearby Strategic Micro Systems to relocate, becoming 111 Littleton’s major tenant, and enabling the company to remain in Parsippany, as opposed to its possibly moving elsewhere, including out-of-state. The New Jersey Chapter of the Cystic Fibrosis Foundation also moved its headquarters to 111 Littleton Road.

While 75 full-time employees currently occupy the building, that number is expected to grow as firms expand and new tenants arrive. Unique for such Class A buildings, 111 Littleton Road offers spaces ranging from more than 12,000 square feet to as small as 1,200 square feet, meeting the needs of small professional firms, which comprise a significant percentage of the state’s businesses.

CRG’s decision to reinvent this office space supports statewide public policies advocating a more sustainable, environmentally conscious and economically viable approach to growth in the Garden State by encouraging the creative reuse and revitalization of existing office buildings and helping to curb suburban sprawl.
