A former solid waste landfill in Kearny that had laid dormant since 1975 has been redeveloped by Hartz Mountain Industries, Inc., turning a brownfield site on Harrison Avenue into a complex that has created 191 jobs thanks to Cummins Power Systems and Preferred Freezer Services, which have both established business operations at the 26-acre location.
Cummins Power Systems is a global provider of high-speed, high-horsepower engines and power generation equipment. Meanwhile, Preferred Freezer is one of the largest public refrigerated warehousing companies in the world, with additional New Jersey locations in Elizabeth, Jersey City, Newark and Woodbridge.
This redevelopment included two new state-of-the-art energy efficient buildings utilizing green building principles for both the Cummins and Preferred Freezer facilities. The Cummins building consists of a single multi-story structure containing approximately 57,000 square feet. The Preferred Freezer building consists of a single-story, 60-foot-tall structure containing approximately 190,000 square feet. The companies are on two lots encompassing 9.5 and 12.3 acres. An additional 4 acres has been saved as open space.
The designs for the two buildings included an access road, parking, stormwater quality and quantity control measures, under-slab methane venting systems and permitting from state, county and local regulatory authorities. The site was also designed with a public bus stop facility in an effort to reduce traffic congestion. The architects for the Cummins and Preferred Freezer projects were, respectively, Hartz Mountain Industries and RKB Architects.
Remediation and development of the site took more than 20 years, in excess of $15 million in self-financing, and the endorsement of numerous county and state agencies, including the New Jersey Sports and Exposition Authority (NJSEA), New Jersey Economic Development Authority (EDA), and the New Jersey Department of Environmental Protection (DEP).
As a result of this Hartz Mountain project, property values, tax ratables and local activity have increased in the community.
