MetLife Investment’s new 185,000-square-foot, build-to-suit global headquarters in Hanover Township marked another major milestone in the successful revitalization of the 194-acre former Alcatel-Lucent (and previously Bell Laboratories) campus on Whippany Road. The MetLife building and the entire master-planned 67 Whippany Road redevelopment have significant economic impact on the community.

Following MetLife’s long-term lease commitment in April 2015, Vision Real Estate Partners and Rubenstein Partners designed, executed approvals for and developed the insurance giant’s world-class building on 14 acres.

The building features an open floor plan with abundant natural light; collaborative work spaces and breakout rooms; a town hall with technologically advanced conference facilities; a fitness center with locker rooms and showers; an upscale employee food court with indoor and outdoor seating, and a café.

The building was crafted to meet the new generation of workforce standards, emphasizes sustainability and is designated LEED Gold Core and Shell, and LEED Platinum Interiors.

For both Hanover Township and New Jersey, maintaining MetLife – the nation’s largest life insurer – as a corporate citizen is highly significant. As its investments business is global, it could have relocated anywhere, so the company’s continued, long-term commitment to New Jersey is a testament to the state’s status as a preferred place to do business.

For Hanover Township, the economic importance of this property’s redevelopment since Alcatel-Lucent moved 2,100 employees to its North American headquarters in Murray Hill in 2009 can’t be overstated. The MetLife Investments project alone created more than 300 construction jobs and 900 permanent jobs. In addition to regaining significant municipal tax revenues from the site, MetLife and Bayer Healthcare’s 675,000-square-foot east coast headquarters, also on the campus (and a 2014 New Good Neighbor Award winner), bring nearly 3,500 employees to the site daily, generating business for local retailers, restaurants and support services.
