The Rockefeller Group Submits Plan to Redevelop Former Honeywell Campus

The Rockefeller Group has submitted a General Development Plan to the Township of Morris to re-develop the former Honeywell International campus into a dynamic mixed-use development incorporating new office space, townhouses and open space.

The site located at 101 Columbia Road in Morris Township, totals approximately 147 acres bounded by Park Avenue and Madison Avenues to the east and west, and Columbia Road and Morris County Golf Club to the north and south.

The Rockefeller Group, which has reached an agreement to acquire a portion of the site planned for office use, has been retained by the site’s current owner as master developer for the campus.  K Hovnanian Homes has reached an agreement to acquire separate parcels on the site planned for residential use.

“We’re pleased to submit our general development plan, an important step in a long-term process to reimagine this hidden gem in Morris Township,” said Clark Machemer, vice president of development for The Rockefeller Group in New Jersey.  “What we have here is a significant opportunity to turn a private and underutilized asset into a sophisticated, centrally-located mixed-use complex that will attract new companies to Morris Township, create employment opportunities, provide new residences and preserve open space.”

The general development plan includes a commercial component that will consist of a total of 900,000 square feet of office and lab space, a residential community consisting of a combined total of 235 townhouses and associated community center, and an open space component.  The commercial component will include approximately 715,000 square feet of new class A office or laboratory space to be developed by The Rockefeller Group and approximately 185,000 square feet of lab and office space being retained on the site by Honeywell International Inc.  Approximately 15 acres will be preserved for open space.

The Rockefeller Group is a leading global real estate owner, developer and investment manager, with an ownership interest in more than 7.0 million square feet of class-A office property in U.S. gateway markets including New York, Washington, D.C., San Francisco and Boston.  Since 2009, the company has completed approximately 5.0 million square feet of new commercial development in major U.S. markets.  In 2012, the company completed a 325,000-square-foot headquarters for BASF North America at The Green at Florham Park, a mixed-use project developed by The Rockefeller Group in nearby Florham Park,  which has also attracted the New York Jets and most recently Summit Medical Group.
