Prism Capital Partners Relocates HQ to Nutley

High-Profile, 116-Acre Redevelopment a Flagship for Owner/Operator

Prism Capital Partners has relocated its headquarters to ON3, the commercial real estate owner/operator’s 116-acre redevelopment spanning the Township of Nutley and City of Clifton. The move from nearby Bloomfield to 200 Metro Boulevard, the campus’ signature, LEED-certified office tower, serves to unify the company’s operations at this flagship project.

The move also responds to a significant period of growth for Prism. “We are excited to officially call ON3 our home and become an even more active member of the vibrant, growing community here at ON3,” said Edwin Cohen, principal partner. “The synergy of having all of our team members under one roof is a real plus as ON3 and Prism’s other regional projects move forward.”

Cohen added that the firm’s long-term plan is to design and develop a new Prism headquarters building on the ON3 campus.

Since Prism’s 2016 acquisition of the ON3 site, sustained activity has been rebuilding the tenant population at the former Hoffmann-La Roche campus, attracting high-profile companies across a range of sectors. This includes a blue-chip list of corporate, life sciences and educational tenants. Prism expects that more than 5,500 people will be employed at ON3 by 2021. The ongoing redevelopment is creating hundreds of construction jobs as well.

Prism’s relocation comes on the heels of recent milestones at ON3, including The Ralph Lauren Corporation taking full-building occupancy at the adjacent, newly renovated 100 Metro Boulevard, and the opening of the property’s first parking garage – a 2,500-space structure serving both 100 and 200 Metro Boulevard.

At 200 Metro Boulevard, Prism has removed the original east-facing marble façade and is replacing it with a new curtain-wall glass exterior. This will match the northern and southern facades, and create enhanced views of the Manhattan skyline. Other renovation work is underway, readying the building for additional future tenants. Outside, Prism is creating a courtyard with communal areas for social and business gatherings.

ON3’s strategic location – just nine miles from Manhattan – has provided Prism with an opportunity to create a property that speaks to the changing demands of New Jersey communities, residents and businesses. The mixed-use complex will integrate office and R&D facilities, recreational, hospitality and wellness options, among others, and is positioned to set a benchmark in Walking Urbanism.
