NAI Mertz, a leading full-service commercial real estate firm serving southern New Jersey and greater Philadelphia, recently announced the completion of the sale-leaseback transaction of 509 Heron Drive, a 55,000 square foot industrial building located within the Pureland Industrial Complex in Swedesboro. The building was purchased by a subsidiary of Burton Real Estate. The NAI Mertz team of Jonathan Klear, vice president and Fred Meyer, SIOR and director of corporate services, were the sole brokers in the orchestration of this transaction.
“This is quite a significant transaction that we are pleased to have completed while also meeting the tenant’s long-term business needs in the leaseback of the space,” stated Klear.
Located within Pureland Industrial Complex, New Jersey’s largest industrial park and one of the ten largest in the U.S., 509 Heron Drive features a large, crane-served warehouse and existing, two-story office, as well as a computer room and reception and kitchen areas.
Situated on a 14.7-acre lot, the building has two large drive-in doors, five loading docks, and one drive-thru service bay. The warehouse has 22-foot clear ceiling heights and 40 x 40 column spacing. The warehouse area also includes five cranes.
Offering immediate access to Exit 10 of I-295, Pureland Industrial Complex is home to some very significant corporations including Amazon, Home Depot and Mitsubishi. Also nearby is the New Jersey Turnpike and Delaware Memorial Bridge and Commodore Barry Bridge.
“The sale of 509 Heron Drive, with its ideal access to many of the state’s major thoroughfares, as well as the popularity of this industrial complex, proves that the velocity in the industrial market in greater Philadelphia and southern New Jersey is one of the strongest in the country,” added Meyer. “
