Mack-Cali Realty Corporation and SJP Properties Unveil ‘Intelligent Building’ Design for Harborside Tower in Downtown Jersey City

A partnership of SJP Properties and Mack-Cali Realty Corporation ushered in a new archetype for modern workplace design with the unveiling of Harborside Tower, a next-generation Class A office building that will integrate the latest in ‘intelligent building’ technology.

Situated at the heart of a vibrant cultural district along the Jersey City waterfront, Harborside Tower will be New Jersey’s most advanced commercial building. The 40-story trophy tower will feature 1.2 million square feet of office space, configured to optimize densification, and outfitted with high-performance infrastructure to enhance the operations of established companies and growing businesses alike.

A sustainable workplace, Harborside Tower was designed by noted New York City-based architecture firm FXFOWLE to achieve LEED Gold certification, with an integrated building management system that utilizes direct digital technology for monitoring and controlling all building systems in order to improve operating efficiencies and energy consumption. The building will also provide a web-based service request system that will allow tenants to notify management of any service needs through a seamless online platform. A state-of-the-art distributed antenna system (DAS) will enable tenants to connect to exceptionally fast internet service with unlimited bandwidth.

Occupying a strategic location within the Harborside neighborhood – a one-of-a-kind destination that blends premier offices, luxury living, locally inspired shopping and dining, and public spaces – Harborside Tower will play an integral role in catalyzing the Jersey City waterfront’s continued evolution into a walkable and easily accessible district on the banks of the Hudson River. The location facilitates seamless access to Manhattan, seven minutes via the Exchange Place PATH station located one block from the building, and six to eight minutes (depending on destination) via the recently launched Harborside NY Waterway ferry terminal. The Hudson-Bergen Light Rail stop located directly at the building provides access up and down the New Jersey Waterfront. Harborside Tower will also feature an enclosed 600-car parking garage for use by tenants and their guests.

The design for Harborside Tower’s sleek glass and steel facade is punctuated by double-height private loggias on the 15th and 26th floors, as well as a state-of-the-art exterior LED display above the entrance that offers tenants a truly unique opportunity for branding. A conference center on the building’s mezzanine floor will be available to tenants, as will a roof garden and lounge area that provide unobstructed views of Manhattan. The building’s elegant two-story glass lobby will house concierge and security personnel, as well as a dedicated mail and messenger center that is staffed to receive deliverables. Harborside Tower will also feature destination dispatch elevators and a raised lobby designed to ensure the building will be protected from flooding. Power is provided from two points of entry to prevent outages, and an additional generator space will be available for use by future tenants.

In addition to the building’s office space, Harborside Tower will feature two units of retail space – consisting of 12,000 and 25,000 square feet respectively – that will be situated off the lobby.
