James Campbell Company, LLC has launched more than $2 million in capital improvements at its 2200 Fletcher Ave. office property in Fort Lee. Commercial real estate services firm Cushman & Wakefield, which serves as exclusive leasing agent and onsite property manager for the 217,000-square-foot building, is spearheading the project.
The renovation includes a new roof and cooling tower, as well as a significant parking garage upgrade. Inside, Cushman & Wakefield is modernizing the expansive atrium lobby and common areas on each of the building’s seven floors. Designed by DMR Architects, the new interior spaces feature “living walls” that reflect the ownership’s commitment to sustainability, an updated color scheme and other features to enhance the tenant environment.
“This project is a clear indication of James Campbell Company’s commitment to providing an outstanding tenant environment at 2200 Fletcher Ave.,” noted Cushman & Wakefield’s Richard Baumstein. “The property already enjoys outstanding competitive positioning, and the improvements will ensure that it remains a preferred location for many years to come.”
Baumstein heads the 2200 Fletcher Ave. leasing team with Marc Graham and Christian Politan. The firm’s Bob Stark and Charlene LeMoine oversee property management for the building. The property is 90 percent occupied, serving as home to Merrill Lynch, Telemundo and MetLife, among others. Current leasing opportunities range from 3,000 to 9,000 square feet.
