Denholtz Approved for Transit-Oriented Development Project in Red Bank

Denholtz Associates, a privately held, fully integrated real estate development, investment and management company, announced their updated plans for The Rail @ Red Bank Station have received unanimous approval by the Red Bank Borough Planning Board. The redevelopment project will transform a 1.25-acre site currently occupied by a 30,000-square-foot office building at 116-118 Chestnut Street, a vacant lot at 101-107 Oakland Street, and two closed restaurants into a transit-oriented mixed-use development in the heart of Red Bank. Construction is slated to begin in spring of 2019.

Following Denholtz Associates’ acquisition of two vacant restaurant properties on the expanded site this year, Denholtz Associates made substantial revisions to their original plan that would have brought 45 luxury units and 600 square feet of retail to the site. The newly approved plan includes the addition of 12 residential units to bring the total to 57 one to three-bedroom apartments and almost ten times more ground level retail space than in the original plan creating a truly transformative project. Now encompassing over 6,000 square feet of retail space and a soon-to-be-renovated 30,000-square-foot office space, The Rail @ Red Bank Station will mark a dynamic repositioning of the existing neighborhood and provide ample live, work, and play opportunities for the community.

Adjacent to the Red Bank train station on New Jersey Transit’s North Jersey Coast Line with direct service to New York City and Hoboken, The Rail @ Red Bank Station will provide an in-demand destination for today’s employers, residents and retail operators. Designed by Lance Blake of Rotwein and Blake, The Rail @ Red Bank Station seamlessly integrates the residential, office and retail components to create a modern, attractive building that fits within the character of the surrounding community.

With a focus on creating a sense of community and delivering the amenities in highest demand from today’s tenants, the residential component will feature two open-air courtyards with turf and seating areas. A café is also planned at the property offering convenient food service for those on-the-go.  A two-level onsite parking garage with 242 spots will provide access to Chestnut Street and Oakland Street and a 95-spot parking lot will provide access to nearby Herbert and Leonard Streets. The site also boasts a location within walking distance of a wide array of dining, shopping and entertainment options in downtown Red Bank. Each of these components will ensure that The Rail @ Red Bank Station will offer residents an easily accessible and modern living experience in one of New Jersey’s most dynamic municipalities.
