Following its recent acquisition of 400 Plaza Drive in Secaucus, Success Management has named Cushman & Wakefield as exclusive leasing agent for the 260,000-square-foot office property, at which a multi-million-dollar renovation will be underway. Curtis Foster and Jerry Shifrin of the commercial real estate services firm’s East Rutherford office, are heading the assignment.
Located in Harmon Meadow, at the intersection of Route 3 and the New Jersey Turnpike, 400 Plaza Drive offers one of the only available large blocks of contiguous office space in the New Jersey Meadowlands submarket. According to Cushman & Wakefield Research, since the close of 2013, the submarket has seen occupancy improve modestly with over 290,000 square feet of direct space absorbed – 80,668 square feet of which occurred during the first quarter of 2015. Currently, Cushman & Wakefield is marketing 43,300 square feet on the building’s fourth floor and 9,500 square feet on its third floor.
New York City-based Success Management will be launching capital improvements at the building including atrium lobby renovations, mechanical system upgrades, the introduction of enhanced 24/7 security and access control, a concierge desk, and a modernized cafeteria with upgraded food service. “Success Management has come into the New Jersey market as an energetic, entrepreneurial, dedicated owner,” Foster noted. “This company is investing aggressively in 400 Plaza Drive to augment the property’s competitive positioning – and it is doing a great job.”
Tenants at 400 Plaza Drive benefit from ample parking, onsite bus service to Manhattan and shuttle service to Secaucus Junction, which offers direct rail access to Manhattan, Hoboken, Newark Liberty International Airport and other points in New Jersey. The 4.4 million-square-foot, mixed-use Harmon Meadow complex includes restaurants, retail, fitness, childcare, entertainment, and hotel and conference facilities – all within walking distance.
