Positive momentum created in the Northern and Central New Jersey office market during the first quarter of 2015 continued into the second quarter, driven primarily by a flight to quality, according to research from Colliers International. With net absorption remaining positive, several landlords are repurposing and upgrading their properties to meet tenant demand for top-quality space, while others — encouraged by an improving economy — are expanding their footprints in the Garden State.
Northern and Central New Jersey registered 4.0 millions square feet of leasing activity in the second quarter, which amounts to a 34.1 percent increase over the prior quarter and a leap of 114.9 percent on a year-to-year basis. At 7.0 million square feet, year-to-date 2015 leasing activity is up more than 68 percent over mid-year leasing activity last year.
Northern New Jersey’s office leasing activity in the second quarter totaled 1.5 msf, up 28 percent from a year ago, while net absorption in the market stayed positive for the second consecutive quarter, with 433,753 square feet. In Central New Jersey, second quarter office leasing exceeded 2.5 million square feet, a figure representing a stunning 263 percent increase over the second quarter of 2014. Net absorption, at 98,336 square feet, remained positive for the fourth consecutive quarter.
Overall net absorption for Northern and Central New Jersey remained positive for the fourth consecutive quarter, at 532,089 square feet. These favorable results stemmed from corporate growth, with a number of tenant expansions: MetLife Investments is expanding its footprint by 20 percent and moving into a 185,000-square foot build-to-suit office building at 67 Whippany Road in Whippany; Medidata increased its footprint in the Metropark submarket, leasing 50,648 square feet at 194 Wood Avenue South in Iselin; and, Cenlar expanded and leased an additional 32,638 square feet at 370 Scotch Road in Ewing.
The overall asking rent for Northern and Central New Jersey was $25.02/square feet, down from $25.20/square feet in the first quarter. Meanwhile, the overall average asking rent in Northern New Jersey was $25.49/square feet, down from $25.82/square feet in the first quarter, and down slightly from $25.65/square feet a year ago. In Central New Jersey, the overall average asking rental rate increased slightly to $24.42/square feet, up from $24.35/square feet last quarter, and up 1.7 percent from $24.02/square feet a year ago.
The overall availability rate for Northern and Central New Jersey dropped to 21.1 percent, down from 21.9 percent the prior year. Over a comparable period, the Northern New Jersey availability rate decreased to 23.0, down from 23.8 percent. The Central New Jersey availability rate dropped to 18.4 percent, down from 19.1 percent.
FLIGHT-TO-QUALITY, REDEVELOPMENT IMPACT
The flight-to-quality trend continued, as 81 percent of leasing activity this quarter in Northern and Central New Jersey occurred in Class-A space. Recognizing demand for upgraded properties, a number of landlords continue undertaking major capital improvement projects. One key strategic approach is to reposition aging suburban office campuses to fit the needs of today’s users by repurposing them as self-contained, 24/7 communities.
For example, the redevelopment and rebranding of the former Bell Labs complex in Holmdel, known as “Bell Works”, is scheduled for completion by the end of the year. The revitalized 1.6 msf complex will include office and retail space, hotel, restaurants, health club, a library, event space, and 225 residences, all constructed by Toll Brothers.
Contributing to the market’s health, total employment in New Jersey grew for an eleventh consecutive month as private sector employers added 12,200 jobs in May. The state has seen the creation of 198,000 new private-sector jobs since its recessionary low point in February 2010.
“The flight-to-quality trend that we have witnessed for many years remains unchanged across Northern and Central New Jersey,” said David A. While the market is benefiting from an improving economy, New Jersey’s excellent location, diverse labor pool, and state incentives have played a major role in attracting, retaining, and expanding companies throughout the state.”
CAPITAL MARKETS, GROUNDBREAKINGS
The state’s capital markets also saw significant investor capital flow into core assets this quarter. The trend was highlighted by the record-breaking Verizon sale-leaseback in Basking Ridge with Mesirow Financial. At $650.3 million, or $464.50/square feet, the transaction represented the largest sale-leaseback ever completed in suburban New Jersey. This was also the highest price ever paid for a single-asset office building in the Northern New Jersey market.
In another large trade, Griffin Capital Corporation acquired 14 Sylvan Way, a 203,506-square foot office building in Parsippany for $81.4 million, or $400/square feet. The property serves as the corporate headquarters of Wyndham Worldwide, which leases the entire facility.
A notable investment transaction on the near-term horizon is The Rockefeller Group and K. Hovnanian’s commitment to purchase and redevelop Honeywell International’s 147-acre campus in Morris Township. Their combined plan would include 900,000 sf of office and lab space, 235 townhomes, a community center and open space.
Two new buildings broke ground this quarter, including a speculative development project in Englewood. While speculative office development has been virtually non-existent in New Jersey since the recession, S. Hekemian Group recognized a need for a high-end, boutique office building in Englewood, and, broke ground on a 46,000-square foot office building at 10 Sterling Boulevard in Englewood, named ES4. The building which will feature ground floor retail, has already pre-leased space to two retail tenants: Panera Bread and Anthony’s Coal Fired Pizza.
The other new construction project underway is a 185,000-square foot build-to-suit office building for MetLife Investments at 67 Whippany Road in Whippany. Being developed by Vision/Rubenstein, this marks the second phase of the developers’ redevelopment of the former Alcatel Lucent campus, which initially began with the construction of Bayer’s East Coast Headquarters.
“Ongoing and future build-to-suit and spec development projects bode well for the New Jersey office sector,” said John Obeid, Senior Director, Research, for Colliers New Jersey operations. “They signify confidence in the market and an investor and employer mentality that there is a sustainable economy for the foreseeable future.”
Additional highlights from Colliers International’s 2015 Q2 New Jersey analysis include:
· Fifty-nine percent of second quarter office leasing activity in Northern and Central New Jersey was concentrated in the Princeton, Somerset/Route 78, and Hudson Waterfront submarkets. Major transactions included: GlaxoSmithKline’s 144,536-square foot relocation to 184 Liberty Corner Road in Warren; New York Life’s 114,516-square foot relocation to 30 Hudson Street in Jersey City; and Innophos Holdings’ 48,323-square foot renewal at 259 Prospect Plains Road in Cranbury.
· Even amid an overall reduction in availability, a number of big blocks appeared on the market, including: 205,000 square feet of former Hess space newly available at 1 Hess Plaza; 141,238 square feet in Port Authority space that became available at 2 Gateway Center in Newark; and 105,728 square feet made available by Express Scripts at 100-400 Parsons Pond Drive in Franklin Lakes.
· Northern New Jersey saw rent growth in Class A product driven primarily by properties in Newark and along the Hudson Waterfront. Year-over-year, Newark’s Class-A average asking rent was up 3.6 percent to $32.35/square foot, while Class-A rent on the Hudson Waterfront is up 2.6 percent to $35.96/square foot.
