Bussel Realty Corp. (BRC), an Edison-based industrial real estate services firm, recently brokered the purchase of 319 Ridge Road in South Brunswick, New Jersey, a 121,361-square-foot industrial facility. The property was purchased by Colonna Brothers, Inc. at an undisclosed amount from 319 Ridge Road Associates LLC. Senior Vice Presidents Robert Sager and David Blitt of BRC represented the seller. Mark Tannen of United Realty Advisors represented the buyer.
Said Blitt, “The transaction proceeded very smoothly from start to finish, aided by great legal representation on both sides. The seller was represented by Martin Luskin and Beth Bernstein with Blank Rome. The buyer was represented by Melvin Tarnopol with Fox Rothschild LLP.” 319 Ridge Road features sections of 20’ to 30’ high ceilings, 42’ by 42’ column spacing, 17 tailboards and one drive-in. As a former tire distribution facility, the property’s high density wet sprinklers allow for goods to be stored over 20’ high. Its well-maintained façade and outside landscaping make it an ideal corporate image facility. Strategically located near Route 130, the New Jersey Turnpike at Exit 8A and Route 1, 319 Ridge Road provides immediate access to points north and south and is equidistant between Boston and Washington DC.
