Avison Young New Jersey Leads Renovations at The Offices at Bedminster

Jeffrey L. Heller, Avison Young, principal and managing director of the company’s New Jersey office, has announced the completion of renovations at 550 Hills Drive, one of two identical Class A buildings that comprise The Offices at Bedminster, a 200,000-square-foot office complex, which is managed by New York Life Real Estate Investors (“NYL REI”), a division of NYL Investors LLC, on behalf of an institutional client. The second building is located at 500 Hills Drive.

With design work undertaken by Kimmerle Newman Architects, the improvements at 550 Hills Drive include renovations to the lobby atrium, meeting and conference center, tenant lounge, fitness center, cafe, restrooms and elevators. The building has two full 37,000-square-foot floors, totaling 74,000 square feet, available for rent immediately.

“550 Hills Drive is a beautifully-sited and appealing office building located adjacent to the Hills Village Center retail center, but as with many Class A office spaces built in the 1980s, the property’s interior had become dated,” said Paul Newman, AIA, CID, KNA’s vice-president and partner.  “KNA specializes in taking the best existing elements of a building or space, and introducing creative and imaginative design elements to transform them, making them feel new and modern.”

Jeffrey Heller and William McCaffrey of Avison Young are the brokers for the properties, who worked alongside Joseph Ravenelle, the on-site property manager for the two buildings.

Conveniently located right off Route 202/206 in Bedminster, with easy access to both Routes 78 and 287, The Offices at Bedminster were completed in April 1989 as the commercial component of a planned unit development in Bedminster. The two buildings are situated at the foot of a high-density 3,000-unit condominium development. Finished in hand-laid Endicott brick that reflects the Bedminster area’s historic context, each building features an elegant, three-story glass atrium richly accented in natural hardwoods, granite and polished brass. The incorporation of a sawtooth design into the spacious floorplates creates multiple corner offices per floor.
