A joint venture of Advance Realty Investors and Invesco Real Estate were joined by local and state governmental officials at a ribbon-cutting ceremony at The Shops at Ledgewood Commons – the 450,000-square foot, open-air lifestyle center at the site of the former Ledgewood Mall on Route 10 in Roxbury Township.
“When we first embarked on the transformation of the Ledgewood Mall, we knew it would face certain challenges, not including the COVID-19 pandemic, but despite the at-times uphill battle. What we’ve achieved today is remarkable,” said Peter J. Cocoziello, founder and CEO of Advance Realty Investors. “Today’s ribbon-cutting not only signifies the successful reimagination of The Shops at Ledgewood Commons into a vibrant and magnetic retail destination, it serves to commemorate the hard work, dedication and commitment from everyone who made it possible. Thank you to my colleagues, our esteemed project partners, and to the local Roxbury and state government officials for your ongoing support and perseverance.”
“Today marks an incredible milestone for Ledgewood Commons’ amazing transformation and success, and for the entire Roxbury community and surrounding region,” said Roxbury Mayor Bob DeFillippo. “Working with our dedicated partners on this transformative project and supporting their unique vision, has been extremely gratifying and we’re immensely proud of what we’ve been able to achieve together.”
New Jersey State Senator Anthony Bucco and Assemblywoman Aura Dunn joined the Mayor in providing brief remarks at the milestone event.
Retailers at The Shops at Ledgewood Commons include anchor tenant Walmart, as well as Marshalls, Ashley’s Home Store, Men’s Wearhouse, Wendy’s, Red Lobster and Lemon Tree Hair Salon. In April this year, the diverse retailer-mix also welcomed Burlington Stores, Chipotle Mexican Grill, Five Below, Five Guys, Panda Express, Starbucks Coffee Company and Ulta Beauty Inc. Early next year, The Shops at Ledgewood Commons will also welcome At Home, a popular home decor superstore offering a range of products including furniture, mirrors, rugs and other housewares.

The Shops at Ledgewood Commons is anchored by a brand new, state of the art Walmart Supercenter which opened in October 2020. The 164,087-square foot facility offers a number of modern features such as an enhanced grocery department, 24-hour operation and a dedicated curbside pickup area, meeting all of today’s omnichannel retail needs.
“Walmart is proud to be part of The Shops at Ledgewood Commons, and of the greater Roxbury community,” said Anthony Moreno, Walmart store manager. “As part of our appreciation, and to further commemorate today’s celebration, we’re thrilled to be able to make a donation with Advance Realty Investors to the Roxbury School District and look forward to continuing to be a resource and valuable member of the community.”
Key to the vision for The Shops at Ledgewood Commons is the center’s prime geographic location amid a thriving trade area. The property is conveniently located in Morris County on Route 10, a quarter of a mile from Route 46 and two miles from I-80. More than 100,000 people reside within a five-mile radius, with an average household income in excess of $125,000.
Junior anchor box, pad sites and various inline spaces remain available for le-ase within the center. In addition, multiple liquor licenses are also available. Mike Testa, Bill Farkas and Shane Wierks of Jeffery Realty serve as exclusive leasing agents for the shopping center.
