Avison Young has arranged the sale of a 311,040-square-foot industrial property at 3091 Route 22 in Branchburg, on behalf of the seller, Transwestern Development Company. The buyer, Abaline Supply Company, will occupy the space which will serve as its new headquarters. The 25.56-acre property was developed over the past two years to be delivered for the owner-occupier.
Transwestern Development Company was represented by Matthew Turse, Tim Cadigan, Judy Troiano, John Gianis, and Stephen Gianis, all based in Avison Young’s Morristown, office. Abaline Supply Company was represented by Randy Eigen of CBRE.
“In the current market, owner-occupiers continue to be a rising trend and are steadily acquiring real estate assets for their businesses,” said Cadigan. “This project, which had been in the works for over two years required serious navigation of the ever-evolving regulations for new manufacturing/warehouse developments in New Jersey.”
The property will serve as a new home base for Abaline Supply Company’s employees and manufacturing operations. Features of the building include 42 dock doors, 40-foot ceilings, parking for 29 trailers, a solar-ready roof, and toll-free access to Port Newark and Elizabeth.
