The S.Hekemian Group Breaks Ground for ES4 Office Building in Englewood

Paramus-based The S.Hekemian Group (SHG) today broke ground for construction of ES4, a 46,000-square-foot class A corporate office building in the Englewood South neighborhood of the Bergen County community. The building, which will also feature ground-floor retail space and is slated for completion in Q1 2016, is the county’s first new office building to be built in more than five years.

Company officials, headed by Senior Managing Director Peter Hekemian, were joined at the groundbreaking by Englewood Mayor Frank Huttle III. “This is a visionary, state-of-the-art office building – the first to be constructed in Bergen County in a number of years,” said Mayor Huttle. “This project clearly demonstrates The S.Hekemian Group’s commitment to Englewood, providing an important boost for the city’s economy.”

Located at 10 Sterling Blvd., ES4 (Englewood South Phase 4) is a new kind of office building in the marketplace. “A few years ago, we took a hard look at the office buildings in Northern New Jersey for our own use, and were shocked at their age and outdated design,” said Hekemian. “There were no sophisticated, newly constructed and highly designed buildings. We thought there had to be other upscale office users with the same needs as ours, one that projects an image better than the typical suburban office park.

“We are creating a high-end, boutique office building product that will address an unmet demand, or even create a demand that didn’t exist,” said Hekemian. “For that reason, we are launching construction.”

In response, ES4 will feature strong exterior architecture with classic masonry and refined finishes throughout the interior. Tenant spaces will enjoy oversized ceiling heights and loft-like, open-plan build-outs with exposed ceilings and ductwork.

“The design is something one might expect in Soho or Tribeca in New York, or SoMa in San Francisco, but not in suburban New Jersey,” said Hekemian. “Modern businesses will have a dynamic office environment in which to innovate and grow.”

The leasing assignment for ES4 is being handled by Brian Silbert, President and CEO, and Wayne Kasbar, Vice President, of Silbert Realty & Management of Millington.

ES4 is the latest phase in a redevelopment following the assembly of eight contiguous industrial properties, including a historic General Motors plant, the result of a collaboration between SHG and the City of Englewood. Following significant site remediation, Englewood South has emerged as a new, high-density, mixed-use neighborhood. At full build-out, the redevelopment will total nearly two million square feet of building space with a value of $500 million.

ES4 is situated less than five minutes to the George Washington Bridge and access to New York City, and is near the confluence of I-80, the New Jersey Turnpike/I-95, and Routes 4 and 17. Upscale shopping and dining are also nearby.
