First Phase of Montclair’s New Mixed-Use Development, Valley & Bloom, Tops Out

LCOR, a fully-integrated real estate company specializing in property development, investment and management, along with co-developer The Pinnacle Companies, have announced that the first building within the development Valley & Bloom, in Montclair’s central business district, has topped out. The first phase of the mixed-use project is on track to be completed by the end of May 2015, with the second building following shortly after.

Located at 638 Bloomfield Avenue, Valley & Bloom is comprised of two buildings that will include a total of 258 rental apartments ranging from studio to two-bedroom layouts. The mixed-use community will also offer 20,000 square feet of office space, 22,000 square feet of retail space and 571 parking spaces.

“Construction at Valley & Bloom is continuing to move along steadily, and anticipation is building as the site takes shape,” said James Driscoll, Senior Vice President of LCOR. “We are already fielding interest for the office and retail portion of the development, as many tenants are excited about the unique opportunity for a modern space with an in-town location. The team is eager to introduce this project to the community and we are on track for a spring launch.”

Valley & Bloom will offer residents an array of top-of the-line amenities that complement the lifestyle at this mixed-use development. Select amenities include a fitness center with a separate room for dance or yoga, resident lounges with Wi-Fi, gaming area, children’s playroom and a total of four landscaped outdoor spaces, including two roof deck spaces and two interior courtyards. Other amenities include bike storage and a parking garage with a state-of-the-art automated parking system and solar panel awnings on the roof.

Office tenants will also have access to select amenities including the fitness center, locker room with private showers and bike storage.  The retail space offers 18-foot ceilings with large floor plates, presenting the opportunity for retailers to establish a presence in this existing market. Another added perk for both office and retail tenants is the close proximity to the neighborhood’s restaurants, shops and public transportation, all within walking distance; and easily accessible through the community’s planned shuttle, bike share and car share programs.

Valley & Bloom marks phase one of the Montclair Center Gateway Redevelopment Plan. The Pinnacle Companies recently received approval for phase two, which will consist of The MC hotel,  part of Marriott International’s Autograph Collection, slated to begin construction in 2015. The hotel will include a business conference center, a gourmet farm-to-table restaurant and a rooftop bar.

Valley & Bloom is conveniently located within one mile of two NJ Transit commuter rail stations with direct service to Midtown Manhattan. Montclair Center is the main business district of the Township, centered on the intersection of Bloomfield Avenue, South Fullerton Avenue, Glen Ridge Avenue and Church Street; this is also known as the Six Corners where the best restaurants, shopping and entertainment can be found. Just two blocks from Valley & Bloom is The Montclair Art Museum, which just celebrated its 100th anniversary. Montclair is also home to Montclair State University, a diverse liberal arts university with nearly 20,000 students, which recently added a School of Business and School of Music.
